Can foreigners buy property in Curacao?
Yes, foreigners are permitted to purchase property in Curacao, and the government actively encourages investment from international buyers. There are no restrictions on foreign ownership of real estate, and foreign buyers have the same rights as local citizens. They can acquire either freehold land or leasehold land, which is a prevalent form of property ownership in Curacao. Additionally, foreign buyers are not required to obtain residency to buy property in Curacao.

- Find your ideal property and submit an offer.
- Once a Sale/Purchase Agreement is reached, the buyer usually needs to pay a 10% deposit, which is held in escrow by a Notary.
- The Notary process typically takes 4 to 6 weeks, and fees amount to around 1% of the purchase price.
- The Notary will contact the buyer to sign the deed and finalize payments.
- Pay all applicable taxes and fees.
- Lease Land In addition to the standard property purchase process, there is an alternative option for acquiring property in Curacao through lease land.
With lease land, the property is leased from the government of Curacao for a period of typically 60 years, in exchange for an annual fee.
During the lease term, the lessee can treat the property as if they were the actual owner, subject to any government-imposed restrictions or conditions.
At the end of the lease period, leases are generally renewed by the government. If renewal is not possible, the owner is compensated at the current market rate for any improvements made to the property.
This method is a common way to purchase property in Curacao, and many non-residents have successfully acquired property this way.
Fees & taxes
Transfer Tax
Upon closing, buyers are required to pay a 4% Transfer Tax in Curacao.
Property Tax
There is also an annual Property Tax which ranges from 0.4% to 0.6% depending on the value of the property.
